Overview
Aurora Textile Industrial Park (Aurora IP) is located in Rang Dong Town, Nghia Hung District, Nam Định Province, Vietnam, within the Ninh Co Economic Zone (total area of 14,000 hectares including an airport, seaport, and power plant).
Aurora IP, covering more than 2,000 hectares, is developed by Cat Tuong Group. The developer aims to build Aurora as an industrial urban model that ensures secure living conditions and a favorable working environment for specialists and workers within the park, creating a sustainable industrial ecosystem.
Aurora IP is surrounded by a fence system made of casuarina trees and a canal network of approximately 17 kilometers, replacing the concrete walls typical of traditional industrial parks. This design not only promotes environmental friendliness but also harmonizes with the mangrove forests stretching across the southwest area.
Constructed based on an eco-industrial urban model implemented in advanced countries worldwide, Aurora IP has become the first “green” industrial park in Nam Định Province. It is planned to be a leading center for production, trade, and services in textiles and fashion in Vietnam, a promising investment destination poised to welcome the manufacturing shift to Vietnam.
Prestigious Awards
With a vision to become Vietnam’s leading textile and fashion center by 2030, Aurora IP is developed in three phases:
- Phase 1: Investment in producing 1 billion meters of fabric on 519.6 hectares.
- Phase 2: Increasing fabric output to 1.5 billion meters, completing the supply chain on 850 hectares.
- Phase 3: Establishing a modern urban area for textile and fashion trade and services on 675 hectares.
Thanks to its pioneering, creative development plans and vision, Aurora IP received the “Green Industrial Park 2020” certification from the Vietnam Association of Economic Information and Trade Advisory. In November 2020, at the PropertyGuru Vietnam Property Awards, Aurora IP was honored with the “Best Industrial Development” and “Best Commercial Green Development” awards.
Location
Three main routes connect the industrial park to other provinces:
- A road connecting the Hanoi-Ninh Binh Expressway to the industrial park.
- A coastal economic road linking provinces from Thanh Hoa to Quang Ninh.
- A coastal expressway connecting Ninh Binh to Hai Phong.
Aurora IP’s investment appeal is further enhanced by its waterways connecting to Hai Thinh Port, Hai Phong Port, and Cai Lan Deepwater Port.
Infrastructure
- Internal Transportation:Main roads are 50 meters wide with four lanes, and branch roads within the park are 13.5 meters and 18.5 meters wide.
- Electricity System:Power supplied from the national grid (35kV – 110kV) reaches directly to factory boundaries.
- Public Lighting System:Road lighting is independently designed from the residential power supply and installed along traffic routes.
- Water System:Total capacity of 170,000 m³/day-night. Phase 1 provides 50,000 m³/day-night across five modules, each with a capacity of 10,000 m³/day-night.
- Rainwater and Wastewater Drainage:Separate systems are built for rainwater and wastewater, adhering to state regulations.
- Waste Management:Investors sign contracts directly with licensed professional waste management units.
- Wastewater Treatment:Total capacity of 110,000 m³/day-night, divided into multiple modules, each with a capacity of 5,000 m³/day-night. The first module covers 3.6 hectares, with a capacity of 5,000 m³/day-night and a total investment of nearly VND 116 billion, meeting the QCVN 40:2011/BTNMT standards.
- Telecommunication System:International standard telecommunication services meet all domestic and international communication needs.

Aurora Textile Industrial Park primarily attracts textile-related industries, including:
- Garment production, leather goods, bags, and spinning.
- Textile printing and dyeing, accessories manufacturing.
- Supporting industries.

Labor costs
Aurora IP is located in Nghia Hung District, Nam Định Province, in Region III. The current minimum wage for Region III is VND 3,860,000/month.
