Industrial Parks in Ha Nam Province – Updated List

Ha Nam is among the top 10 provinces in Vietnam attracting significant foreign investment, thanks to its strategic location and favorable infrastructure. Situated 50 km southeast of Hanoi, Ha Nam serves as a gateway to the capital city, boasting excellent connectivity via key roads (National Highway 1A, National Highway 21, National Highway 38, and the Hanoi–Ninh Binh Expressway) and the North-South Railway. The province has large-scale industrial parks (IPs) such as Hoa Mac, Dong Van I, II, III, IV, which have attracted numerous foreign specialists and workers.

Government-Approved Development Plans

Under the Prime Minister’s approval for the industrial park (IP) development plan, Ha Nam aims to establish 8 IPs by 2025, covering a total area of 2,043 hectares, including 1,458 hectares of industrial land. Currently, 7 out of 8 IPs have completed infrastructure to accommodate investors, with an occupancy rate of 74.4%. The province is prioritizing land clearance for Thanh Liem IP, Thai Ha IP, and the expansion of Dong Van III Phase II.

List of Active Industrial Parks in Ha Nam Province

1. Dong Van I Industrial Park

Located in Duy Tien District, Dong Van I Industrial Park is the earliest established IP in Ha Nam, covering 138 hectares (with a 71-hectare expansion plan). It caters to high-tech, eco-friendly industries meeting international standards.

    • Investment Stats: 94 projects (46 FDI projects from South Korea, Japan, Singapore; total investment $668.7M; 48 domestic projects with an investment of 4,632.99 billion VND).

2. Dong Van II Industrial Park

Established in 2006, Dong Van II spans 263.82 hectares, focusing on multi-sector industries.

    • Investment Stats: 95 projects (74 FDI projects, primarily from South Korea, Japan, Germany, and the USA, with a total of $1.197 billion; 21 domestic projects totaling 2,598.47 billion VND).

3. Dong Van III Supporting Industrial Park

Specializing in high-tech and supporting industries such as electronics and automobile manufacturing, this IP spans 300 hectares (planned expansion to 800 hectares).

    • Investment Stats: 40 projects (36 FDI projects from Japan with a total of $305.5M; 4 domestic projects totaling 431.35 billion VND).

4. Dong Van IV Industrial Park

Located in Kim Bang District, this 600-hectare park is developed by Viglacera. Its infrastructure complies with current standards, offering prime facilities for secondary investors.

    • Investment Stats: Over 45 tenants, with 100% occupancy in Phase I.

5. Hoa Mac Industrial Park

Developed by Hoa Phat Group, this 203-hectare IP offers prime logistics for businesses due to its proximity to Hanoi (45 km) and key transport routes.

6. Chau Son Industrial Park

With a total area of 376.89 hectares (259.42 hectares for industrial use), this park has an 84.2% occupancy rate and 33.75 hectares available for rent.

    • Investment Stats: 117 projects (54 FDI projects worth $345.77M; 63 domestic projects with 10,612.69 billion VND).

7. Thanh Liem Industrial Park

Located across Thanh Thuy, Thanh Phong, and Thanh Ha communes, this IP covers 293 hectares.

    • Investment Stats: Phase I (150 hectares, fully occupied); Phase II (143 hectares).

8. Thai Ha Industrial Park

Approved in 2019, Thai Ha IP covers 100 hectares (planned expansion to 385 hectares). Located in Ly Nhan District, it aims to transform agricultural zones into industrial hubs, boosting local employment and economic growth.

Industrial and Commercial Development Plan (2025-2035)

Ha Nam focuses on accelerating industrial growth with an average annual industrial output increase of 16.1% (2021–2025) and 13.37% (2026–2035). The province aims for industrial activities to constitute 53% of its economy by 2025 and 47% by 2035.

Planned Expansion by 2025

Ha Nam plans to establish 18 additional IPs by 2025, covering 7,334 hectares (an increase of 4,800 hectares from 2020). A high-tech zone spanning 1,000 hectares is also proposed in Ly Nhan District.

These developments aim to position Ha Nam as a leader in industrial and economic growth, with sustainable strategies aligned with the Fourth Industrial Revolution.
