Industrial Parks of Thanh Hoa – New Updated List

In 2023, Thanh Hoa Province updated its industrial parks (IPs) list, including existing industrial parks and the Nghi Son Economic Zone (NSEZ). These serve as leverage and a launching pad for the socio-economic development of the province. Revenue from NSEZ and IPs accounts for 70% of the province’s budget. Thanh Hoa currently has 106,000 hectares under NSEZ and 8 IPs with a total area of 2,250 hectares, of which 5 IPs have developed infrastructure.

Development Strategy (2021–2030, Vision to 2045)

Industrial Parks of Thanh Hoa – The province plans to develop:

  • Na Meo International Border Gate.
  • Two urban service industrial zonesin Quan Son District:
    • 1,200 hectares in the west.
    • 800 hectares in the north of Thanh Hoa City.
  • 19 industrial parkswith a total area of 5,921 hectares awaiting approval from the Prime Minister.

Thanh Hoa aims to transform NSEZ into a key national coastal industrial-urban-service hub, driving provincial and regional economic growth.

1. Nghi Son Economic Zone (NSEZ)

  • Total Area:106,000 hectares (66,498 hectares land & islands, 39,502 hectares water surface).
  • Focus:Heavy and basic industries (e.g., oil refining, steelmaking, advanced materials, manufacturing), alongside urban development, tourism, and seaport operations.
  • Functional Zones:
    • Nghi Son Port:2 hectares with multi-purpose berths and capacity for ships up to 70,000 DWT.
    • Industrial Zones:9,057.9 hectares (expanding to 3,000 hectares post-2035).
    • Urban Areas:6,012.7 hectares, including Tinh Gia (5,573 hectares) and Yen My (439.7 hectares).
    • Tourism Zones:6,665.9 hectares (coastal and ecological tourism).

Le Mon IP

    • Location:Thanh Hoa City.
    • Area:61 hectares.
    • Occupancy Rate:94%.
    • Investor:Thanh Hoa IP Infrastructure Investment JSC.

Dinh Huong – Tay Bac Ga IP

    • Location:Thanh Hoa City.
    • Area:57 hectares.
    • Occupancy Rate:92%.
    • Investor:NSEZ Management Board.

Bim Son IP (Zone A)

    • Location:Bim Son Town.
    • Area:145 hectares.
    • Occupancy Rate:90%.
    • Investor:Phuc Hung Architecture JSC.

Bim Son IP (Zone B)

    • Location:Bim Son Town.
    • Area:222 hectares.
    • Occupancy Rate:90%.
    • Investor:HUD4 Investment & Construction JSC.

Hoang Long IP

    • Location:Thanh Hoa City.
    • Area:82 hectares.
    • Status:Proposed for conversion to urban zone.

Lam Son-Sao Vang IP

    • Location:Tho Xuan and Trieu Son Districts.
    • Area:537 hectares.
    • Status:Infrastructure under development.

3. Proposed Industrial Parks

Thach Quang IP

    • Location:Thach Thanh District.
    • Area:140 hectares.
    • Key Industries:Agro-forestry processing, textiles, footwear, and construction materials.

Ngoc Lac IP

    • Location:Ngoc Lac District.
    • Area:150 hectares.
    • Key Industries:Agro-forestry, pharmaceuticals, and export manufacturing.

Bai Tranh IP

    • Location:Nhu Xuan District.
    • Area:03 hectares.
    • Key Industries:Agro-forestry, minerals, and petrochemical by-products.

West Thanh Hoa Urban-Service IP

    • Location:Trieu Son, Dong Son Districts & Thanh Hoa City.
    • Area:1,200 hectares (650 hectares for clean, high-tech IPs).

North Thanh Hoa Urban-Service IP

    • Location:Hoang Hoa District.
    • Area:800 hectares (545 hectares for high-tech IPs).

Ha Long IP

    • Location:Ha Trung District.
    • Area:550 hectares.
    • Key Industries:Electronics, automation, and precision mechanics.

Quang Xuong IP

    • Location:Quang Xuong District.
    • Area:500 hectares.
    • Key Industries:High-tech electronics and IT assembly.

Tượng Lĩnh IP

    • Location:Nong Cong District.
    • Area:350 hectares.
    • Key Industries:High-tech electronics and telecommunications.

Giang Quang Thinh IP

    • Location:Thieu Hoa District.
    • Area:300 hectares.
    • Key Industries:Electronics and clean industries.

Phong Ninh IP

    • Location:Yen Dinh District.
    • Area:450 hectares.
    • Key Industries:High-tech and clean industries.

Nga Tan IP

    • Location:Nga Son District.
    • Area:430 hectares.
    • Status:Under research.

Da Loc IP

    • Location:Hau Loc District.
    • Area:250 hectares.
    • Status:Under research.

Ha Linh Urban-Service IP

    • Location:Ha Trung District.
    • Area:422 hectares.
    • Status:Under research.

Conclusion

According to experts, in 2023 and the coming years, industrial real estate rental prices in Thanh Hoa Province are expected to increase rapidly, by over 10% annually. Currently, Thanh Hoa offers highly competitive rental rates, ranging from 40 to 50 USD/m², presenting an excellent opportunity for investors to “build their nest” in the province during this period.

Thanh Hoa’s vision for industrial and economic development is ambitious and expansive, positioning the province as a hub for industries and services in Vietnam.
