Overview
Bac Tien Phong Industrial Park spans nearly 1,192.9 ha and is part of the Dam Nha Mac Industrial and Service Zone, located across Tien Phong, Lien Hoa, Lien Vi, and Phong Coc communes in Quang Yen Town, Quang Ninh Province.
The industrial park is developed by Bac Tien Phong Industrial Zone Joint Stock Company (BTPIZ), an FDI enterprise with investments from Infra Asia Hong Kong, Deep C Blue Hong Kong, and Hateco Group JSC. This project is of significant importance, representing a breakthrough in infrastructure development, particularly transportation, and unlocking Quang Yen’s potential while contributing to social stability and job creation.
Since 2019, phases 1 and 2 of land clearance have been completed, covering a total area of 248 ha. By the end of 2021, compensation and land clearance for 544.9 ha (45.6% of the planned area) were finalized. From 2022 onward, the remaining areas within the planned zone will undergo clearance. Currently, seven investors have registered to lease 93.34 ha for their projects.
Location
Bac Tien Phong Industrial Park holds a prime position in Quang Ninh Province. It is part of the Quang Yen Coastal Economic Zone, benefiting from preferential policies and seamless connectivity via road, sea, and air. Adjacent to Lach Huyen Port (Hai Phong), the park enjoys strategic advantages in the “China +1” supply chain strategy, with direct access to the Hai Phong – Ha Long – Mong Cai Expressway.
This location allows businesses to maintain core production in China while diversifying their supply chains in Vietnam, particularly in northern regions. The park’s proximity to China and its modern infrastructure facilitate efficient goods transshipment between the two countries.
Infrastructure
Road Network
The internal transportation system is designed as a modern grid, featuring main roads running north-south with an average spacing of 1,000m, and secondary roads intersecting at 400–600m intervals.
Power Supply
Electricity is sourced from the 110kV Tien Phong Industrial Park Substation, with a capacity of 63MVA. The projected peak electricity demand is 30MW by 2022, 89.7MW by 2025, and 158.8MW by 2030.
Water Supply
Water is supplied from Yen Lap, Cam La, and Lien Vi water plants, delivered through pipelines along the main roads and distributed via booster pumps and central water towers.
Drainage
Separate systems are installed for rainwater and wastewater. Wastewater is treated on-site at production facilities before being discharged into the park’s centralized wastewater system and routed to treatment stations.
Waste Management
Daily waste and hazardous materials are collected, sorted, and sent to centralized treatment facilities.
Wastewater Treatment
Three wastewater treatment plants are planned:
- 4,000 m³/day for the seaport area
- 12,000 m³/day for the industrial zone
- 8,000 m³/day for the port service area
Telecommunications
The park is equipped with a 10,000-line satellite exchange and a Next Generation Network (NGN)-based communications system.

Located in Quang Yen Town, Region II, the current minimum wage is 3,920,000 VND/month.
