Hop Thang Industrial Cluster – Thanh Hoa – Area: 70 hectares – Term: Until 2070.
Overview
Hop Thang Industrial Cluster (IC) was established under Decision No. 3516/QD-UBND, dated August 26, 2020, issued by the People’s Committee of Thanh Hoa City. Hop Thang IC covers a total area of 70 hectares, comprising:
- Factory construction area:45 hectares (72.17% of the total land area).
- Green space area:04 hectares (11.5% of the total land area).
- Traffic infrastructure and technical infrastructure area:02 hectares (15.76% of the total land area).
The project has a construction density of 70%, a building height of <19m, and a land use coefficient of 2.8 times. It is designed by the Singapore-based consulting firm TW-ASIA Consultants Co., Ltd.
The industrial cluster is located in Hop Thang Commune, Trieu Son District, Thanh Hoa Province, and is divided into two phases:
- Phase 1:Infrastructure construction on an 11-hectare plot (as per land use planning until 2020).
- Phase 2:Infrastructure construction on the remaining 59 hectares.
Safe – Green – Smart Industrial Cluster
The investor aims to develop Hop Thang IC into a safe, green, and smart industrial cluster that meets international standards, catering to the needs of both domestic and foreign investors.
Currently, the investor is completing land clearance and infrastructure development. Once operational, Hop Thang IC is expected to attract investors, contributing to the economic growth of Trieu Son District and Thanh Hoa Province.
Location
Hop Thang IC is situated along the Nghi Son – Sao Vang Road, one of Thanh Hoa’s major transportation routes. This road connects Tho Xuan Airport to Nghi Son International Port, featuring a designed road width of 60 meters with a maximum operational speed of 80 km/h (planned to increase to 100 km/h after upgrades by the end of 2022).
- Nghi Son International Port:Capable of handling ships up to 100,000 DWT and processing 2.5 million tons of cargo annually.
- Tho Xuan Airport:Positioned to become a backup airport for Noi Bai International Airport, with an annual passenger capacity of 400,000 passengers.

- Main roads: 32 meters wide.

- Power is sourced from the 22KV medium-voltage line(471-E9.17), running along the western boundary, with a capacity of 20,000 KVA.
- The internal power distribution system and lighting cables are underground, ensuring safety and aesthetics.
- Public lighting uses 150W-220V LED lightsmounted on 11m and 12m octagonal steel poles, with automated control systems.
Water Supply
Water is provided by the Trieu Son Clean Water Plant with a supply capacity of 2,150 m³/day. The water distribution network runs underground along factory boundaries.
Wastewater and Rainwater Drainage
- A centralized wastewater treatment plant is located in the northwest corner, with a treatment capacity of 1,620 m³/day.
- The plant uses European-standard equipment, ensuring post-treatment water meets B-QCVN 40:2021/BTNMT
- A real-time monitoring system transmits data to the control center and the Thanh Hoa Department of Natural Resources and Environment.
Solid Waste and Wastewater Management
- Solid waste is sorted, collected, and transported to designated disposal sites.
- Wastewater is collected through an internal drainage system for centralized treatment.
Telecommunications
The telecommunications system is underground, with high-speed services available from Viettel, Vinaphone, and Mobifone. Investors can contract these services directly.
