Overview
Phuc Son Industrial Park is one of the top five environmentally friendly industrial parks in Vietnam, established by Decision No. 1818/TTg-KTN dated October 29, 2008, by the Prime Minister. Covering an area of 129.66 ha, it is located in Ninh Phuc Commune and Ninh Son Ward, Ninh Binh City. The industrial park benefits from a prime location as the northern gateway, making it highly convenient for goods transshipment, transportation, and circulation. The infrastructure development is managed by Phuc Loc Industrial Park Development Investment Corporation.
Phuc Son Industrial Park is designed as a model industrial park, featuring synchronized and modern infrastructure to meet the highest standards of investors, particularly foreign ones. It aims to provide a clean industrial environment and integrated facilities for living and working, enhancing Ninh Binh’s investment attractiveness. The park is oriented towards attracting high-tech manufacturing and large-scale supporting industries, contributing to the rapid growth of the province’s industrial sector.
Open, Green, and Sustainable Design
Phuc Son Industrial Park is designed as an open, green, and clean environment, featuring numerous green parks, recreational areas, and schools. About 25 ha is allocated for worker housing and commercial residential areas, while 118 ha is designated for technical infrastructure.
This multi-sector industrial park primarily attracts industries such as camera module and electronic component manufacturing, safety glass and steel-core plastic door production, mechanical engineering and metal processing, and high-end footwear manufacturing. As of now, the infrastructure system is nearly complete, ensuring smooth business operations, with an occupancy rate of 93%.
Location
Phuc Son Industrial Park is situated near National Highway 1A and the Hanoi – Ninh Binh – Thanh Hoa Expressway, a key transportation artery linking major provinces and cities, including Hanoi, Da Nang, and Ho Chi Minh City.
Infrastructure
Internal Roads
The internal road system is divided into main and secondary roads. The main roads have four lanes, while the secondary roads have two lanes, with widths ranging from 15m to 58.5m.
Power Supply
Electricity is supplied from the national grid through a 110/22kV (35kV) substation with a capacity of 63KVA. Capacity can be increased to meet business demands.
Public Lighting
The street lighting system is separate from the living electricity supply, running along the main traffic routes.
Water Supply
The water plant has a capacity of 20,000 m³/day-night, expandable based on demand.
Wastewater and Stormwater Drainage
The drainage system is divided into separate wastewater and stormwater networks. Stormwater is collected and discharged into local rivers. Industrial and domestic wastewater is collected and treated at the wastewater treatment plant before being discharged into the city’s drainage system.
Waste Management
Factories within the industrial park must sign contracts with licensed waste collection and transportation companies to ensure proper disposal and prevent environmental pollution.
Wastewater Treatment
The phase 1 wastewater treatment plant operates with a capacity of 1,200 m³/day-night, expandable to meet demand. Investors must pre-treat wastewater before discharging it into the park’s main system.

The industrial park is equipped with a modern telecommunication system, ensuring stable and high-speed connectivity.
