Sai Dong B Industrial Park - Hanoi

On March 11, 1996, the Prime Minister approved the Sai Dong B Industrial Park Infrastructure Investment and Development Project under Decision No. 151/TTg. Later, on July 26, 1997, the Prime Minister issued Decision No. 583/TTg, permitting Hanel to lease land for infrastructure investment and development of Sai Dong B Industrial Park in Gia Lam District. Following these approvals, Hanel proceeded to build the industrial park’s infrastructure, which is now completed. Sai Dong B Industrial Park currently spans a total area of 97.11 hectares in Long Bien District, Hanoi, with a total infrastructure investment of 120.36 billion VND.

The development of Sai Dong B Industrial Park has been divided into three phases:

  • Phase 1 (48.5 hectares) has already been leased.
  • Phase 2 (48.61 hectares).
  • Phase 3 includes constructing additional auxiliary facilities.

The park has achieved a 100% occupancy rate. It is a modern, integrated electronics industrial park in Northern Vietnam, hosting nearly 60 domestic and international companies.

Location

Internal Transportation System
The internal road network is modern and well-designed to allow easy and convenient access for vehicles to each land plot.

    • Main roads are 26 meters wide and designed to handle a load capacity of 30 tons.
    • Branch roads are 20.5 meters wide.

Electrical System
The power supply system at Sai Dong B Industrial Park is provided by Hanoi Power Company through six transformers with a capacity of 50 MVA and a total voltage of 22KV.

Public Lighting System
The street lighting network is designed separately from the residential power supply and installed along the traffic routes.

Water Supply System
Hanel’s water supply system can provide up to 10,000 cubic meters per day, meeting Vietnamese standards (TCVN). Clean water is supplied to the boundaries of leased land plots according to contracts between Hanel and tenants.

Wastewater and Rainwater Drainage System
Hanel provides a drainage system to the boundaries of leased plots. Each tenant’s waste treatment system must be approved by the Ministry of Science, Technology, and Environment.

Waste Management
Solid waste: Factories in the industrial park will contract with certified waste management companies for waste sorting, collection, and transportation to prevent environmental pollution.

Wastewater Treatment
Each tenant must obtain approval from the Ministry of Science, Technology, and Environment for their waste treatment system. Industrial waste from each factory must be treated according to ministry regulations.

Communication System
The telecommunications system meets international standards and is ready to support all communication needs. An underground fiber optic cable network is connected directly to the boundary of each enterprise.

Infrastructure

Internal Traffic System
The internal road system is designed logically, with separate parking lots for each enterprise, making it very convenient for the movement of employees as well as goods transportation.

    • Main roads are 30 meters wide.
    • Branch roads are 18-21 meters wide.

Electricity System
The electricity system is directly supplied from the Chem Substation with a voltage of 22kV to the transformer stations of each enterprise in the industrial park.

Public Lighting System
The street lighting network is designed separately from the residential power supply system and is arranged along the traffic roads.

Water System
Industrial water is supplied from the water plant within the industrial park with a capacity of 10,000m³ per day and night.

Wastewater and Stormwater Drainage System
The stormwater and wastewater drainage systems (including industrial and domestic wastewater) are built separately. The stormwater drainage channels are arranged along the main roads and inter-zone internal roads.

Waste Management
Urban environmental companies collect solid waste at stations within the industrial park once enterprises have signed contracts and sorted waste.

Wastewater Treatment
Wastewater is treated using an oxidation ditch method with a treatment capacity of 15,000m³ per day and night. The wastewater treatment is carried out in two stages: treatment at the plant and treatment at the industrial park before being discharged into the system.

Communication System
The modern communication system ensures smooth and easy domestic and international communication, including telephone, fax, mobile phones, and the internet.

Labor costs

Sai Dong B Industrial Park is located in Long Bien District, Hanoi City, within Region I. Therefore, the current minimum wage for Region I is 4,420,000 VND per month.

Customs Services: Quick and convenient transactions for customs procedures.

Banking: Branches of BIDV, Agribank, Techcombank, Sacombank, and more are available.

Post Office: Equipped with a modern IT system, supporting multi-service communication including data transmission, telephone, industrial park internet, and video conferencing.
