Tam Phuoc Industrial Park was established in 2003 under Decision No. 3576/QĐ.CT.UBT dated October 6, 2003, by the Chairman of Dong Nai People’s Committee regarding the establishment of Tam Phuoc IP; Decision No. 6088/QĐ.CT.UBT dated December 7, 2004, and Decision No. 1972/QĐ.CT.UBT dated May 25, 2005, on land leasing to Tin Nghia Corporation for the development and operation of technical infrastructure of Tam Phuoc IP. This is one of the earliest-established industrial parks in Dong Nai Province.
Tam Phuoc IP is located in Tam Phuoc Commune, Bien Hoa City, Dong Nai Province. It lies near the Ho Chi Minh City – Long Thanh – Dau Giay Expressway and National Highway 51, which connects Bien Hoa City with Ba Ria – Vung Tau Province. Enterprises investing in production at Tam Phuoc IP enjoy favorable conditions for transporting goods and raw materials, as well as access to large consumer markets at low costs.
The total area of Tam Phuoc IP is 325.01 ha, invested and managed by Tin Nghia Corporation. After the establishment decision, the Company carried out landscaping with 43.13 ha dedicated to green space as per the master plan. The industrial park is equipped with modern technical infrastructure and comprehensive supporting facilities, meeting both production and daily needs of enterprises and workers.

Completed within only two years of construction, Tam Phuoc IP quickly attracted investors. To date, the project has drawn more than 50 investors from different countries leasing land and building factories. The 100% occupancy rate reflects the project’s strong appeal and reliability.
Location
Tam Phuoc IP is situated in Tam Phuoc Commune, Bien Hoa City, Dong Nai Province. It is adjacent to Ho Chi Minh City – Long Thanh – Dau Giay Expressway and National Highway 51, which connects Bien Hoa City with Ba Ria – Vung Tau Province.
Located within the Southern Key Economic Zone, one of the most dynamic economic regions in Vietnam, the park attracts both domestic and foreign investment projects. It is also linked with Tam Phuoc Residential Area, Tam Phuoc New Urban Area, and Long Thanh Town, which provide a stable labor supply and related services for the IP.
Infrastructure
Internal Roads
Internal roads are well-developed, ensuring smooth logistics and transportation, with widths ranging from 23m to 72m depending on the road axis, totaling 16,420 m in length.
Power Supply
Connected to the national grid with a 22kV medium-voltage line along National Highway 51 and a 110kV substation within the industrial park.
Public Lighting
Street lighting is designed separately from the living electricity system and installed along main roads.
Water Supply
Sourced from Thien Tan Water Plant with a capacity of 10,000 m³/day.
Drainage System
Separate systems for stormwater and wastewater collection. Drainage pipelines are installed along internal roads, ensuring safe collection of all wastewater and stormwater within the IP.
Waste Management
Solid waste is collected at transfer stations, sorted at source, and then transported to treatment facilities.
Wastewater Treatment
Central wastewater treatment plant with a capacity of 7,000 m³/day, meeting National Technical Standard on Industrial Wastewater (QCVN 40:2011/BTNMT).
Telecommunication System
Full access to telecommunication services, including telephone, fax, and high-speed Internet connection.
