Thang Long II Industrial Park covers an area of 345 hectares and is strategically located near the intersection of National Highway 39 and National Highway 5. The park boasts modern and synchronized infrastructure, adhering to eco-friendly and clean industrial standards. It has attracted numerous Japanese investors, including major corporations such as Kyocera, Hoya, Nippon, Daikin, Toto, Panasonic, Canon, and Yamaha. The park currently hosts 84 foreign-invested projects, with a total leased land area of 212 hectares, accounting for 82% of the rentable industrial land.
The industrial park is managed by Thang Long II Industrial Park Co., Ltd., a joint venture established on November 17, 2006, between Sumitomo Corporation (Japan) and Thang Long Industrial Park Company (Dong Anh, Hanoi). Sumitomo Corporation is consistently listed among the world’s top 500 companies by Fortune magazine for 24 consecutive years. In Vietnam, Sumitomo operates across various sectors, including industrial parks and logistics, steel trading, garment manufacturing, agriculture, import-export, power plant projects, railways, telecommunications, and supermarkets.
Expansion (Phase 3)
In December 2020, the Vietnamese Prime Minister approved the Phase 3 expansion of Thang Long II Industrial Park, adding 180.5 hectares in Di Su Ward, Phung Chi Kien Ward, Xuan Duc Commune, and Hung Long Commune of My Hao Town, Hung Yen Province. The registered investment capital is approximately USD 84 million, with an expected investment attraction from customers estimated at USD 1 billion.
The total leased industrial land area is now 247 hectares, achieving an occupancy rate of nearly 100%. The park accommodates 105 foreign investment projects with a total registered capital of nearly USD 2.95 billion. It has generated employment for approximately 25,000 workers and contributed around VND 900 billion (USD 45 million) to the state budget in 2020.
Thang Long II Industrial Park is adjacent to National Highway 5, a critical arterial road connecting major northern provinces: Hanoi, Hung Yen, Hai Duong, and Hai Phong. The location is highly advantageous for import-export activities and offers easy access to the new National Highway 1, which connects with China and Thailand. The park benefits from convenient road and waterway transport systems.
Internal Roads:
The internal road network is designed with optimal layouts, ensuring convenient access to individual factories. Public lighting is installed along all roads.
Electricity Supply:
The park is powered by a 110/22KV substation with a total capacity of 176MVA, supplied via two independent 110KV lines from Pho Noi and Kim Dong substations.
Public Lighting System:
A separate lighting network runs along the main roads, independent of the residential power supply.
Water Supply:
The water supply system has a designed capacity of 18,000 m³/day-night, utilizing groundwater from 16 wells (80 meters deep). The licensed maximum extraction capacity is 39,000 m³/day-night.
Stormwater and Wastewater Drainage:
The drainage system is separated for stormwater and wastewater, ensuring the collection and proper treatment of all effluents from industrial operations.
Waste Management:
Waste management contracts are signed with licensed professional service providers.
Wastewater Treatment:
The wastewater treatment plant has a designed capacity of 15,000 m³/day-night and is currently operating at 3,000 m³/day-night. It effectively handles BOD, COD, SS, T-P, and T-N parameters.
Telecommunications:
The telecommunication infrastructure meets international standards, offering high-speed data transfer and domestic and international postal services. Underground fiber-optic cables connect directly to individual enterprises.

Thang Long II Industrial Park is located in Region II, encompassing Yen My District and My Hao Town, Hung Yen Province. As of 2024, the minimum regional wage for Region II is VND 5,000,000 per month.
Customs Services:
The Hung Yen customs office is located approximately 1 km from the park, enabling convenient customs clearance, including sealing and verification processes at factories within the park.
Banking:
Major banks such as Vietcombank, Techcombank, ACB, Sacombank, Agribank, and BIDV have branches 1-2 km from the park. Several banks also have ATMs within the industrial park.
Postal Services:
The My Hao post office, located 1 km away, provides comprehensive postal services for park businesses.
Public Transport:
A bus system runs between Hanoi and Hung Yen via National Highway 5, operating from 5:00 AM to 7:30 PM, with buses every 20 minutes.
Fire Protection:
Fire hydrants are installed along the roads in the industrial park. A dedicated fire and rescue team from the Hung Yen police is stationed within the park.
Housing:
Nearby residential and urban areas have been developed to meet the housing needs of industrial workers.

Pho Noi General Hospital, located 2 km from the park, provides modern healthcare services for workers.
Education:
Hung Yen Province is home to Chu Van An University and several vocational colleges, producing a skilled workforce to meet the needs of the industrial sector.
Strategic Location:
The park’s location near National Highway 5 connects it to major northern provinces and international trade routes with China and Thailand, ensuring seamless logistics by road and waterways.
Investment Incentives:
Enterprises operating in the park enjoy a corporate income tax rate of 10% for 15 years. Additionally, they are exempted from tax for the first 4 years and receive a 50% tax reduction for the following 9 years for income from new investment projects in specific preferential sectors.
