WHA Industrial Park 1 Nghe An. Area: 1,850 ha – Term: 2067
In 2017, the project of WHA Industrial Park 1 was approved for investment by the Prime Minister under Decision No. 681/QD-TTg dated May 22, 2017. The project aims to invest in infrastructure development for industrial parks, high-tech industrial zones, and urban areas. This is one of the key projects of Nghe An province. Upon completion, the total area of 1,850 ha will make WHA Industrial Park 1 – Nghe An the largest industrial park with international-standard infrastructure in North Central Vietnam, connecting production, manufacturing, and distribution centers to serve domestic and international markets.
Located in the Dong Nam Economic Zone with special incentive policies, Phase 1 of WHA Industrial Park 1 – Nghe An covers 498 ha with a total investment of 2,056.5 billion VND (equivalent to 92.2 million USD). The project is developed by WHA Industrial Development PLC in Vietnam, a leading real estate and industrial utilities company in Thailand, marking its first project in Vietnam.
After two years (2018-2020) of infrastructure development, WHA Industrial Park 1 – Nghe An completed 143.5 ha of Phase 1, with clean land and synchronized, modern international-standard infrastructure. The project has attracted several domestic and international secondary investors from countries like Japan, Thailand, and China.
Phase 2 of the WHA Industrial Zone 1 – Nghe An project covers 354.5 ha. The investment goal was adjusted from infrastructure development for high-tech industrial and urban areas to infrastructure development for industrial parks. The location was also adjusted to Nghi Hung and Nghi Dong communes (Nghi Loc) to align with the overall planning of Dong Nam Economic Zone, ensuring consistent connectivity. On March 23, 2021, the project was officially granted an adjusted investment registration certificate.
A major strength of WHA Industrial Park 1 – Nghe An is its green industrial park model, applying environmental standards similar to 11 industrial parks throughout Thailand. Approximately 30% of the total land area is dedicated to green spaces, creating an eco-friendly and sustainable industrial environment.
The project is expected to create about 30,000 jobs upon completion, making a significant contribution to the economic development of Nghe An province during the 2021-2025 period and beyond.
Strategically located within the Dong Nam Economic Zone, adjacent to National Highway 1A, the North-South Expressway, and National Highway 7C, WHA Industrial Park 1 – Nghe An has convenient connections to Vinh International Airport, Cua Lo seaport cluster, and an extensive railway network.
Internal traffic: Main roads with a width of 67m (4 lanes) and secondary roads with a width of 30m (2 lanes), paved with concrete.
Power system: Power sourced from two dedicated 22KV transmission lines from Cua Lo substation with a capacity of 65 MVA. The 110KV transmission line will be supplied by EVN upon request.
Public lighting system: Separate from the living electricity supply, installed along traffic axes.
Water supply: 5,000-20,000 m3/day-night (expandable), standard supply of 30 m3/ha/day, sourced from Cam River and supplied by WHAUP Nghe An.
Wastewater and stormwater drainage: Separate drainage systems. Stormwater is discharged into the park’s drainage channels, while wastewater treatment capacity ranges from 3,200 to 9,000 m3/day-night, provided by WHAUP Nghe An.
Waste management: Solid waste collected and sorted at transfer stations before transportation to treatment facilities.
Telecommunication: Stable telephone line systems, high-speed fiber optic internet, and wireless network options.

WHA Industrial Park 1 is located in Nghi Loc District, Nghe An Province, belonging to Region III. The current regional minimum wage for Region III is 3,860,000 VND/month.
Customs services: Nearby Nghe An Customs Sub-Department, facilitating export-import procedures.
Banks: BIDV, Agribank, Oceanbank, Techcombank, Sacombank, and more.
Postal services: Modern IT infrastructure for multi-service communication including data transmission, internet, and video conferencing.
Public transportation: Intra-provincial and inter-provincial bus services available.
Firefighting: Hydrant system with a spacing of 150m between hydrants. Large water reservoirs for firefighting.
