Bau Xeo Industrial Park covers a total area of 499.7993 ha, planned in Song Trau Commune, Tay Hoa Commune, Doi 61 Commune, and Trang Bom Town, Trang Bom District, Dong Nai Province. It consists of two zones located along both sides of National Highway 1A: Zone 1 (north of National Highway 1A) with an area of 188.4168 ha, and Zone 2 (south of National Highway 1A) with an area of 311.3825 ha.
Bau Xeo Industrial Park plays a crucial role in the economic, cultural, and social development of Trang Bom District in particular and Dong Nai Province in general. It is an integral part of the infrastructure network connected to Trang Bom Town and key transport routes of the Southern Key Economic Region.
The park’s location along both sides of National Highway 1A provides excellent interprovincial connectivity and access to seaports and international airports in the region. It is situated near Ring Road No. 4 and the Ho Chi Minh City–Lam Dong Expressway.
Investment Attraction
Bau Xeo Industrial Park commenced operations in 2006 and is one of the four industrial park projects in Dong Nai significantly influencing development speed and investment attraction in Trang Bom District. The infrastructure investor is Thong Nhat Joint Stock Company.
To date, the park has attracted 35 domestic and foreign investors operating in industries such as leather footwear, garment manufacturing, wood processing, animal feed production, and mechanical engineering.

Internal Transportation
Most internal roads are designed with a carriageway width of 10.5 m and a maximum load capacity of 30 tons. The network is seamlessly connected to adjacent projects and Trang Bom Town.
Power Supply
Electricity is supplied from a 110/22 kV (126 MVA) substation.
Public Lighting
The road lighting system is designed separately from the residential power supply and is installed along main internal roads.
Water Supply
The water supply capacity in Phase 1 is 12,000 m³/day-night (8,000 m³/day-night from Thien Tan Water Plant, capacity 100,000 m³/day-night). The internal distribution network ensures stable capacity and direct connection to tenants.
Stormwater and Wastewater Drainage
Stormwater drainage is separated from wastewater drainage. Pipelines run along internal roads to collect and discharge stormwater and wastewater from factories in the park.
Solid Waste Management
Solid waste is collected at a central transfer station, sorted at source, and then transported to treatment facilities.
Wastewater Treatment
Treatment capacity is 8,000 m³/day-night (Phase 1: 4,000 m³/day-night). Wastewater from tenants is treated at the park’s centralized treatment plant to meet regulatory standards before being discharged into the Thao River.
Telecommunications
Fully meets tenants’ communication needs, including telephone, fax, and high-speed internet, connected to the Trang Bom District telecommunications network.
