My Xuan B1 – CONAC Industrial Park – Ba Ria Vung Tau. Area: 211.92 ha – Term: until 2062
My Xuan B1 – Conac Industrial Park was established under Decision No. 300/QD-TTg dated April 14, 1998, by the Prime Minister.
On November 3, 2006, the Ministry of Construction approved the first master plan of My Xuan B1 IP under Decision No. 1509/QD-BXD, which was later adjusted by the People’s Committee of Ba Ria – Vung Tau Province through several decisions: No. 2284/QD-UBND dated October 27, 2014; No. 3823/QD-UBND dated December 30, 2016; and No. 118/QD-UBND dated January 18, 2018. Accordingly, the total approved area was 227.14 ha, including 160.41 ha of industrial land for lease.
In April 2020, the Prime Minister approved the reduction of the area from 227.14 ha to 211.92 ha, while adding 110 ha for the expansion plan of My Xuan B1 Industrial Park.
The infrastructure investor is IDICO-CONAC (Petroleum Construction Investment Joint Stock Company – IDICO).
Currently, many investors from Korea, Taiwan, Malaysia, Japan, etc., have established factories in the industrial park. Typical enterprises include Thuong Hao Company, Phu My Tuynel Brick and Tile Manufacturing Company, among others.
Location
My Xuan B1 – Conac Industrial Park is located as follows:
- North: Adjacent to My Xuan B1 – Tien Hung IP
- East: Adjacent to My Xuan B1 – Dai Duong IP
- South: Adjacent to the provincial road from National Highway 51 to Ngai Giao
- West: Adjacent to Bien Hoa – Vung Tau Expressway
Infrastructure
Internal Transportation
The internal road system totals 9.22 km. Main Road I is 26 m wide, 2,938 m long; Main Road II is 24 m wide, 1,874 m long; branch roads are 22.5 m wide, 552 m long. Street lighting systems are installed along all main roads.
Electricity System
Power supply is ensured from two national 220/110 kV sources: Ba Ria – Long Binh and Phu My Thermal Power Plant, via an intermediate substation of 110/22 kV – 2×40 MVA.
Public Lighting System
A separate street lighting grid is installed along the main roads, independent from the residential electricity grid.
Water Supply
Clean water is provided by Toc Tien Water Plant with a capacity of 50,000 m³/day.
Wastewater and Rainwater Drainage
Rainwater drainage is separated from wastewater drainage. All rainwater is discharged into the IP drainage canals.
Solid Waste Treatment
Solid waste is collected at transfer stations, sorted at source, and then transported to treatment sites.
Wastewater Treatment
The IP is equipped with a centralized wastewater treatment plant, applying Column B standards. Phase 1 capacity: 1,000 m³/day.
Telecommunications
A modern telecom system provides full postal and telecommunication services.
Key Industries
The key industries attracting investment include:
