Overview
Yen Lu Industrial Park – Bac Giang was established according to Decision 2242/QD-TTg dated December 31, 2021, issued by the Prime Minister, approving the investment policy for infrastructure development and business in Yen Lu Industrial Park. The project is located in Yen Lu Commune, Yen Dung District, Bac Giang Province, covering 377 hectares. Capella Real Estate JSC is the investor in the infrastructure development with a total capital of over 2,691 billion VND.
Yen Lu Industrial Park is designed as a multi-sector industrial zone, focusing on high-tech engineering, processing industries, and eco-friendly industries. The project is considered a priority for Yen Dung District, playing a crucial role in the economic and social development of the area by attracting major enterprises. Alongside land clearance efforts, the district is investing in completing satellite road connections with neighboring districts and provinces to ensure infrastructure synchronization.
According to the plan:
- Factory area:94 ha
- Administrative-commercial service center:01 ha
- Technical infrastructure:21 ha
- Green space and water surface:7 ha
- Traffic area:14 ha
Project Progress
- Phase 1:Land clearance (LC) completed for 128ha/171ha.
- Phase 2:Entire 107.5 ha of land announced for clearance. By June 2023, LC for Phase 1 was completed, and Phase 2 is set to finish by August 2023.
- Phase 3:Covering 107 ha, expected LC completion by January 30, 2024.
On April 11, 2023, the Bac Giang Provincial People’s Committee approved the subdivision planning for Yen Lu Industrial Park’s expansion, encompassing approximately 208.14 ha, of which 204.85 ha is allocated for industrial use, and 3.29 ha for roads and residential infrastructure.
Location
Yen Lu Industrial Park is situated in Yen Lu Commune, Yen Dung District, offering synchronized urban and modern transportation systems.
- North:Adjacent to agricultural canals and residential areas of An Thai, Yen Tap, and Yen Hong hamlets.
- South:Bordered by agricultural land and residential areas in Thach Xa, Long Xa, Thinh Long, Yen Tap Cao, and Yen Tap Bac hamlets.
- East:Next to Nham Son – Yen Lu Industrial Cluster.
- West:Agricultural land.
The main transport access to the industrial park is through National Road 17 on the eastern side, connecting the park to neighboring areas.
Infrastructure
Internal Roads
Main roads: 38m wide.
Branch roads: 22.5m to 37m wide.
Traffic system includes green spaces and wide sidewalks.
Electricity
Supplied by a 110/22KV substation with a capacity of 2X63MVA.
Public Lighting
A separate street lighting network runs along traffic routes.
Water Supply
Provided by Nam Son Trade and Construction JSC, with a capacity of 30,000m³/day, expandable to 60,000m³/day.
Wastewater and Rainwater Drainage
Rainwater: A self-flowing system drains water into surrounding canals and rivers.
Wastewater: Collected along roads and directed to the industrial park’s treatment plant.
Waste Management
Solid waste from factories is sorted, collected, and transported to designated landfills per district regulations.
Wastewater Treatment
The wastewater treatment plant meets national standards, with a capacity of 12,000 m³/day.
Telecommunications
A modern and multi-service telecom network meets all communication needs domestically and internationally.
