General Introduction
Bac Dong Phu Industrial Park, located in Binh Phuoc Province, was approved by the Prime Minister for inclusion in Vietnam’s Industrial Zone Development Plan to 2015 on August 21, 2006.
After an adjustment on April 19, 2016, the park’s total planned area was finalized at 183.8 hectares, divided into two zones:
Zone A: 133.4 hectares
Zone B: 50.4 hectares
The industrial park was further revised under Decision No. 1921/QD-UBND (September 27, 2012) and Decision No. 318/QD-UBND (February 9, 2015) by the People’s Committee of Binh Phuoc Province, merging the Bac Dong Phu Commercial Service Center into the industrial park.
Bac Dong Phu Industrial Park is located along Provincial Road DT741, the main route connecting the Southeast Region and the Central Highlands. It lies adjacent to Tan Phu Town (Dong Phu District) and partly extends into Tien Hung Commune (Dong Xoai City).
With a strategic location, flat terrain, and direct access to DT741, the park offers excellent conditions for logistics, transportation, and industrial operations. Infrastructure is under continuous development, and investors enjoy multiple preferential policies when investing here.
Currently, Bac Dong Phu Industrial Park has achieved 100% occupancy, attracting numerous foreign investors from Taiwan, India, Hong Kong, and South Korea.
On December 14, 2021, the Vice Chairman of the People’s Committee of Binh Phuoc Province approved the planning proposal for Bac Dong Phu Industrial Park – Phase II (Expansion). The expansion area covers approximately 317 hectares, including 132 hectares in Tan Phu Town and 185 hectares in Tien Hung Commune, Dong Xoai City. The detailed 1/500-scale master plan has been officially completed and approved.

- North: Adjacent to Thanh Tam Hospital
- South: Bordered by residential land and existing dirt roads
- East: Facing Provincial Road DT741
- West: Adjacent to rubber plantation land
For Zone B, the northern, eastern, and western sides border residential areas, while the southern side borders a dirt road.
Infrastructure
Internal Road System
The main internal roads connect directly to Provincial Road DT741, serving as primary transportation routes throughout the industrial park.
Power Supply
Initially, electricity is supplied from the medium-voltage grid connected to DT741. In the Next phase, a 110/22kV substation will be constructed within the park to ensure stable power for all enterprises.
Public Lighting
Street lighting systems are designed independently from the main electricity grid and installed along internal traffic routes.
Water Supply
In the initial phase, bore wells are used to supply water. In later stages, the system will connect to Binh Phuoc Province’s central water network. Treated wastewater meets environmental discharge standards before being released.
Drainage System
Stormwater drainage and wastewater systems are built separately to ensure efficient environmental management.
Waste Management
Enterprises must sign contracts with licensed waste treatment companies for proper collection and disposal.
Wastewater Treatment
A central wastewater treatment plant operates with a capacity of 700 m³/day, ensuring that all treated water meets national environmental standards before discharge.
Telecommunication System
The park’s communication infrastructure connects directly to the Dong Phu District or Dong Xoai City postal exchanges, ensuring high-quality telecommunication and internet services.

- Preferential tax rate: 17% for the first 10 years from the first year of revenue.
- Tax exemption: 2 years starting from the first profitable year.
- Reduced tax rate: 8.5% for the following 4 years after the exemption period.
