Giang Dien Industrial Park – Dong Nai Province – Area: 529.2 ha – Lease Term: 2008–2058

Giang Dien Industrial Park commenced construction in 2008 in Giang Dien and An Vien Communes, Trang Bom District, and Tam Phuoc Commune, Bien Hoa City, Dong Nai Province, with a total area of approximately 529.2 ha. The project is developed by Sonadezi Giang Dien Joint Stock Company.

Giang Dien is one of two industrial parks in Dong Nai planned for projects in the supporting industries sector. It is considered a “golden spot” for investment attraction due to its location near Bien Hoa City and the gateway to Ho Chi Minh City. As one of the largest industrial parks in the Southern Key Economic Zone, it is also designated to receive relocated enterprises from Bien Hoa 1 Industrial Park in the near future.

The park develops and offers ready-built factories for lease or transfer with flexible sizes to meet various investor requirements. These factories are designed and constructed in accordance with standards, including gates, fencing, internal roads, production areas, parking lots, guardhouses, restrooms, and green landscapes around the factories. They are equipped with utilities such as lighting systems, electric rolling doors, and fire Prevention and fighting systems.

With the advantage of being located in an area of rapid economic growth, Giang Dien Industrial Park is well-positioned to attract both labor and investors. It is evaluated by experts as one of the industrial park projects with high potential for outstanding growth in performance and investment appeal.

Recently, the People’s Committee of Dong Nai Province approved the land-use plan for expanding the industrial park by approximately 73.5 ha in Tam Phuoc Ward. This expansion is expected to significantly meet the demand for new industrial land, especially for FDI and domestic enterprises in high-tech industries, with a green environment and low pollution levels.

Location

Giang Dien Industrial Park is located in Giang Dien and An Vien Communes, Trang Bom District, and Tam Phuoc Commune, Bien Hoa City, Dong Nai Province. It enjoys a strategic position near major ports such as Go Dau Port, ICD Bien Hoa Port, Phuoc An Port, Phu My Port, and Cat Lai Terminal.

Infrastructure

Internal Transportation
Internal roads are designed and built to meet standards, with widths from 25 m to 61 m, including 4 to 6 lanes, capable of handling heavy container trucks. All areas within the park are interconnected by the internal road system for easy circulation.

Power Supply
Electricity is supplied from the national grid via the Song May 110 kV substation and 110/22 kV transformer station.

Public Lighting
A separate public lighting system is installed along the main traffic routes, independent of the residential electricity supply.

Water Supply
Capacity: 15,000 m³/day (Phase 1: 5,000 m³/day).

Stormwater & Wastewater Drainage
Separate drainage systems for stormwater and wastewater. The stormwater drainage network is installed along internal roads to ensure complete collection of rainwater and wastewater from factories.

Solid Waste Management
Solid waste is collected at a central transfer station. All factories are required to contract waste sorting, collection, and transportation services to Prevent environmental pollution.

Wastewater Treatment
Central treatment plant with maximum capacity of 12,000 m³/day (Phase 1: 3,000 m³/day). Discharge standard: QCVN 24:2009/BTNMT.

Telecommunication
Services by VNPT, FPT, and Viettel. Transmission speeds: ADSL up to 8 Mbps; fiber-optic cable up to 90 Mbps.

Port Facilities
The industrial park has a port with a capacity of 30,000 tons, serving enterprises within the park and nearby areas for import-export activities.

Located in Region I with a minimum regional wage of VND 4,680,000/month.

Customs: Customs declaration office located nearby for import-export procedures, sealing, and inspection.
