Ho Nai Industrial Park – Dong Nai Province – Total Area: 496.65 ha – Operating Term: Phase 1: 1998–2048 – Phase 2: until 01/06/2065

Ho Nai Industrial Park was established under the decision of the Prime Minister dated April 8, 1998, with an initial area of more than 191 ha. The project is developed by the Construction and Investment Consulting Company under the Vietnam Rubber Group, with an operation term of 50 years. On May 23, 1998, the Prime Minister approved an increase in area for Phase 1 to 229.9 ha. The additional area came from 34 ha leased from the Dong Nai provincial authorities by Ching Fon Group (already invested and operational), plus 4.8 ha from three other companies.
On September 28, 2005, the Ministry of Planning and Investment submitted a proposal to the Prime Minister to adjust Phase 1 land lease area to 225.7 ha. On November 16, 2005, the Prime Minister approved in principle the development of Phase 2, and on May 11, 2006, issued the decision to allow investment in Phase 2 with an area of 271 ha.
On August 22, 2006, the Ministry of Construction issued the decision approving the 1/2000 detailed master plan for both Phase 1 and Phase 2. Accordingly, Ho Nai Industrial Park is located in Ho Nai 3 Commune, Trang Bom District, and Bien Hoa City, Dong Nai Province, with a total area of 496.65 ha. The project is invested and operated by Ho Nai Industrial Park Joint Stock Company (under Vietnam Rubber Group), specializing in supporting industries.
Ho Nai Industrial Park has a favorable location, dense population, and an abundant labor force, both unskilled and skilled, enabling investors to easily recruit. The park also benefits from major transportation links to surrounding areas, facilitating economic development and trade. The development of Ho Nai Industrial Park is a positive signal for local growth, creating employment opportunities, boosting domestic and foreign investment, and contributing to sustainable development for the region and the country.
As of May 2023, there were 122 investors leasing land in Ho Nai Industrial Park, with 269.54 ha of industrial land leased out of 346 ha (78%). Among them: 74 Taiwanese enterprises, 4 Korean enterprises, 3 Japanese enterprises, and 3 Hong Kong enterprises. Main business sectors include mechanical engineering, wooden furniture, plastic products, electronic components, etc. The total initial registered investment capital is approximately USD 450 million, creating jobs for about 17,800 workers.
In 2022, the park’s total production and business revenue reached VND 175,475 million.
Despite more than 25 years of operation, the park still faces challenges with land clearance due to some households and recent cases of land encroachment. Relevant authorities are actively working to resolve these issues.
Ho Nai Industrial Park is situated in Ho Nai 3 Commune, Trang Bom District, Dong Nai Province, in a strategic location with excellent transportation connectivity by road, waterway, and air.

Internal Transportation
Main trunk roads: 40–45 m right-of-way, 2 lanes, road width 12–15 m, connecting directly to National Highway 1A and Bien Hoa City bypass. Pavement: hot asphalt concrete and cement concrete.
Internal roads: 24–28 m right-of-way, 2 lanes, road width 8–12 m, also paved with hot asphalt and cement concrete.
Power Supply
Supplied from the national grid via a 220/22 kV transformer station with a capacity of 40 MVA (planned upgrade to 80 MVA), invested by Dong Nai Power One Member Co., Ltd.
Public Lighting
Separate public lighting network along the main roads, independent of the residential power system.
Water Supply
From Long Binh Water Plant (Bien Hoa City) operated by Dong Nai Water Supply Construction One Member Co., Ltd., with a current capacity of 200,000 m³/day.
Drainage
Separate stormwater and wastewater systems. The drainage network runs along internal roads to ensure full collection from all factories.
Solid Waste Management
Solid waste is collected at a central transfer station, sorted at source, and transported to treatment facilities.
Wastewater Treatment
Central wastewater treatment plant, discharge standard: Column B, QCVN 40:2011/BTNMT. Capacity: 4,000 m³/day (currently operating at full capacity).
Telecommunication
Connected to Dong Nai Post’s network via Ho Nai Industrial Park Post Office, with a 3,600-line capacity and a 1.5 km underground cable system.
Region I minimum wage: VND 4,680,000/month.
Customs: Customs declaration office 2 km away for import-export procedures, sealing, inspection.
Banking: Branches of BIDV, Agribank, Techcombank, Sacombank, etc.
Postal Services: Modern IT infrastructure for multi-service communication (data, telephone, internet, video conferencing).
Public Transport: Intra-provincial and inter-provincial buses.
Fire Safety: National standard fire Prevention and firefighting system, hydrants every 100–150 m along roads.
Security: 24/7 security service.
Housing: Surrounded by dense, economically vibrant residential areas.
Healthcare: Close to provincial general hospital and medical centers.
Education: Preschools, primary, and secondary schools (e.g., Trinh Hoai Duc Secondary School, Tam Phuoc 2 Primary School) within 2–4 km; nearby colleges.
