Long Thanh High-Tech Industrial Park – Dong Nai Province – Area: 410 ha – Lease term: Until 2065

On July 22, 2015, the Management Board of Dong Nai Industrial Zones (DIZA) organized the ceremony to grant the decision on the establishment of Long Thanh High-Tech Industrial Park (commercial name: Amata City Long Thanh) and the Investment Certificate to Amata Long Thanh Urban Joint Stock Company.
On May 6, 2022, the People’s Committee of Dong Nai Province issued Decision No. 1156/QD-UBND on leasing land to Amata Long Thanh Urban JSC for use as an industrial park (investment, construction, and infrastructure business project of Long Thanh High-Tech Industrial Park) in Long Thanh Town and An Phuoc Commune, Long Thanh District, Dong Nai Province.
On July 7, 2023, Amata Vietnam commenced the infrastructure construction project of Long Thanh High-Tech Industrial Park.
On July 11, 2023, the People’s Committee of Dong Nai issued Decision No. 1656/QD-UBND approving the partial adjustment (2nd time) of the 1/2,000 scale zoning plan for Long Thanh High-Tech Industrial Park in Tam An Commune, An Phuoc Commune, and Long Thanh Town, Long Thanh District, Dong Nai Province.
The park has a total area of 410 ha, adjacent to the Ho Chi Minh City – Long Thanh – Dau Giay Expressway, 10 km from Long Thanh International Airport, with seamless connection to seaports and airports. The investor is Amata Long Thanh Urban JSC (a subsidiary of Amata Group), with a total investment capital of USD 282 million.
The project spans multiple communes: approximately 49.95 ha in Tam An Commune, 208.95 ha in An Phuoc Commune, and 151.41 ha in Long Thanh Town.
It includes diverse functional subdivisions. The majority of the park is allocated for industrial land and R&D areas, totaling 275.33 ha (268.09 ha industrial land and 7.24 ha R&D). There is also a 6.30 ha service administration area, a 41.88 ha green park, and a 5.40 ha technical infrastructure hub.
The project is developed in two phases, to be completed in Q4 2023 and Q2 2024. This is the first high-tech industrial park in Dong Nai, prioritizing green industry and aligning with the province’s sustainable development strategy.
The first project within the park is the Anh Duong Irradiation Plant and Radiation Technology Research & Development Center, with an investment of VND 650 billion. The park has attracted interest from over 40 investors from the USA, Japan, Taiwan, Hong Kong, and China, with demand for over 300 ha of industrial land.
Once operational, the park is expected to attract around 20,000 skilled workers and foreign investors with a total investment capital of nearly USD 2 billion.
The park is in Long Thanh Town and An Phuoc Commune, Long Thanh District, Dong Nai Province. It is strategically located Next to the Ho Chi Minh City – Long Thanh – Dau Giay Expressway and only 10 km from Long Thanh International Airport.

Internal Transportation
Total transportation land: 54.93 ha. The park is bounded to the west by Road No. 3 (22 m ROW) adjacent to FPT Urban Area; to the south by HCMC – Long Thanh – Dau Giay Expressway (120 m ROW) adjacent to Phuoc Thien Commune, Nhon Trach District; to the east by Nguyen Du Road (44 m ROW) adjacent to Long Thanh Town; and to the north by existing rural residential areas in An Phuoc Commune and Long Thanh Industrial Park.
Power Supply
Provided by EVN (Vietnam Electricity Group) with a 110kV transmission line to the park’s 126MW substation and a 22kV distribution network to each factory.
Public Lighting
A separate road lighting network installed along traffic axes.
Water Supply
Capacity: 16,000 m³/day, meeting investors’ needs.
Stormwater & Wastewater Drainage
Separate stormwater and wastewater systems. Rainwater is discharged into the park’s drainage channels.
Solid Waste Management
Waste is collected at a central transfer station, sorted at source, and transported to a treatment facility.
Wastewater Treatment
Treatment plant capacity: 12,000 m³/day, meeting standards before discharge.
Telecommunication
Underground fiber-optic network installed along all internal roads, ready for connection at each plot.
The park focuses exclusively on high-tech industries.
Located in Region I, the regional minimum wage is VND 4,680,000/month.
Customs: On-site customs office for import-export clearance, sealing, and inspection.
Banking: BIDV, Agribank, Techcombank, Sacombank, etc.
Postal Services: Modern IT system for multi-service communications, including data transmission, telephone, internet, and video conferencing.
Public Transportation: Provincial and inter-provincial bus routes.
Fire Safety: National-standard fire Prevention and fighting system; hydrants placed along main roads (100–150 m apart).
Security: 24/7 security services.
Housing: Mixed-use development combining residential, recreational, sports, and modern work facilities. Nearby urban areas include a 760 ha riverside service urban area and 105 ha Long Thanh Town urban area.
