General Introduction
Phu An Thanh Industrial Park (PAT IP) was established in 2007 with a total planned area of 1,002 ha, developed in two phases:
Phase 1: 307 ha and an additional 80 ha expansion.
Phase 2: A Mixed-Use Commercial and Residential Complex, including 300 ha of industrial land and 310 ha of residential land.
The infrastructure investor is Phu An Thanh Joint Stock Company (PAT JSC).
On March 27, 2021, the Prime Minister issued Decision No. 469/QD-TTg, approving the adjustment to reduce the industrial park area to 352.7511 ha.
The park is located on land with favorable geological conditions, featuring high soil bearing capacity (12 tons/m²), suitable for all industries, particularly for heavy-structure factories with significantly lower foundation construction costs compared to other industrial parks.
PAT IP is well-connected to the region’s major transportation routes, adjacent to Ho Chi Minh City’s dynamic commercial hub and the Southern Economic Triangle. It also serves as a gateway to the Mekong Delta and the East Sea, giving investors convenient access to vast consumer markets and global trade.
Acceptance of Polluting Industries
Phu An Thanh Industrial Park is approved by Long An Provincial People’s Committee and the Economic Zone Management Board to accommodate industries with higher pollution levels such as:
Textile dyeing
Electroplating
Leather tanning
The IP has designated separate zones for different industries based on their pollution levels.
At the same time, PAT IP is conducting feasibility studies on eco-friendly technologies, such as solar street lighting, hydropower, and green-certified buildings (LOTUS, LEED).
Both domestic and foreign investors are fully supported with infrastructure and services to ensure smooth production and business operations.

Plywood manufacturing: Fukui Vietnam Co., Ltd. and Vina Eco Board Co., Ltd.
Metal products: Minh Huu Lien JSC
Textile: Fastwell Vietnam Co., Ltd.

Phu An Thanh Industrial Park is located on Provincial Road 830 (Ring Road 4), An Thanh Commune, Ben Luc District, Long An Province.
It enjoys excellent connectivity:
Only 3 km from Saigon – Trung Luong Expressway,
Linked with Nguyen Van Linh Boulevard and East-West Boulevard, providing access to Ho Chi Minh City and Cat Lai Port.
Additionally, being adjacent to Vam Co Dong River, the park has an inland waterway port inside the complex, making cargo handling and material transportation highly convenient.

Each direction: 4 lanes (3 for cars, 1 for motorcycles).
Open drainage canals surround the IP, ensuring good ventilation and flood Prevention.
Power Supply
Supplied from Ben Luc 110/22kV Substation, delivered directly to factories.
Public Lighting
Street lighting system separated from residential electricity supply, installed along main traffic routes.
Water Supply
PAT IP’s water plant capacity: 11,800 m³/day & night.
Technology: UF ultrafiltration system designed and installed by GOSHU KOHSAN Co., Ltd. (Japan).
Water quality complies with QCVN 01:2009/BYT (National Technical Regulation on Drinking Water Quality).
Drainage & Wastewater
Separate stormwater and wastewater systems.
Rainwater discharged into IP’s canals.
Waste Management
Designated collection points for domestic and hazardous waste.
Hazardous waste handled by Ho Chi Minh City Urban Environment Company Ltd.
Wastewater Treatment
Central wastewater treatment plant: Phase 1 capacity: 5,000 m³/day & night,
Total designed capacity: 13,212 m³/day & night.
Designed and built by GOSHU KOHSAN (Japan), fully automated.
Treated water meets QCVN 40-MT:2011/BTNMT standards.
Telecommunications
Full coverage of landline, mobile, Internet, and data services across the IP.
