VSIP III Industrial Park – Binh Duong Province. Area: 1,000 ha – Term: Until January 3, 2067
On March 19, 2022, construction of the VSIP III Binh Duong Industrial Park, with a total area of 1,000 ha, officially commenced. VSIP III is located in Hoi Nghia Ward (Tan Uyen Town) and Tan Lap Commune (Bac Tan Uyen District), Binh Duong Province. Phase 1 covers a total area of 196.45 ha.
VSIP III (Phase 1) is planned as a multi-industry concentrated industrial zone, with priority given to high-tech industries. This area is closely connected to the central services and administration zone of the industrial park and linked directly to the external transportation axis DT.746. Phase 1 is developed first to attract key investors.
Upon completion, VSIP III becomes the third VSIP-branded industrial park in Binh Duong and the eleventh in Vietnam.
The total investment capital for VSIP III Binh Duong is 6,407 billion VND. The project aims to be a model industrial park not only in Vietnam but also at an international level, following strict standards in environment, safety, infrastructure, and urban utilities. VSIP III is planned to be a smart, green, and clean industrial park.
Investment Attraction at VSIP III
Right during the groundbreaking ceremony, several major investors received investment certificates. Among them is LEGO Group (Denmark), which registered a USD 1 billion project on an area of 44 ha. This will be LEGO’s first carbon-neutral factory, powered by renewable energy sources within the industrial park.
More than 30 domestic and international corporations have shown interest in developing projects in VSIP III, with a total expected land area of approximately 176 ha.
The industrial park applies real-time monitoring technologies to observe, analyze, and optimize operational performance remotely, enhancing visual and on-site supervision, ensuring a safe and reliable environment for customers and workers.
VSIP III also targets achieving the Green Mark certification from the Singapore Building and Construction Authority (BCA), helping the industrial zone become a green, clean, and safe industrial space.
Location
VSIP III is located along Ring Road 4, covering land areas in Hoi Nghia (Tan Uyen Town) and Tan Lap (Bac Tan Uyen District). It is adjacent to the Binh Duong New City area and positioned in one of the province’s most strategic long-term industrial zones.
Its location enables convenient connectivity via the My Phuoc – Tan Van Expressway to major economic hubs including Ho Chi Minh City, Thuan An, Di An, Dong Nai, and Ba Ria – Vung Tau.

Main road: 4 lanes, asphalt-paved, 28 m wide, meeting standard industrial axle-load requirements.
Internal roads: 2 lanes, 18 m wide.

Stable 110/22 kV power supply delivered 24/7.
Electricity is connected to the boundary of each land plot.
A unique feature of VSIP III is a 50-ha on-site solar energy farm, providing benefits and ensuring continuous power supply for tenants.
