Industrial Parks in Hanoi: Hanoi is one of the two major economic centers of Vietnam. As the brain, Hanoi has built economic stability, especially after a series of industrial parks came into stable operation.
Although land funds for industrial park development are increasingly limited, Hanoi still gives priority to large-scale projects. After Hanoi was expanded in 2008, industrial parks have had greater opportunities to develop.
Up to now, Hanoi has 09 industrial parks in operation with a total area of over 1,347 hectares. The occupancy rate is nearly 100%.

I. Industrial Parks in Hanoi: List of 09 industrial parks operating in Hanoi
1. Thang Long Industrial Park
Thang Long Industrial Park was established and developed by Thang Long Industrial Park Company Limited (a joint venture between Sumitomo Corporation Japan and Dong Anh Licogi Mechanical Joint Stock Company since 1997. The total area of the Industrial Park is 274.3 hectares. The Industrial Park is located in Kim Chung Commune, Dong Anh District, Hanoi, Vietnam.
Thang Long Industrial Park is considered a bright spot of Hanoi in developing the export mechatronics industry, including both assembly production and component manufacturing.
Thang Long Industrial Park is located midway between Hanoi city center and Noi Bai international airport, so traffic is extremely convenient.
2. Noi Bai Industrial Park
Noi Bai Industrial Park was established under Investment License No. 839/GP issued by the Ministry of Planning and Investment of Vietnam on April 12, 1994. The industrial park is located in Quang Tien commune, Soc Son district, Hanoi. The total area of the industrial park is 114.1 hectares, divided into 2 phases. Phase 1 has an area of 100 hectares and phase 2 is 14.1 hectares of strategic land for factories in the industrial park. Noi Bai Industrial Park is managed by Noi Bai Development Company Limited (NBD), a joint venture between Vista Spectrum (M) Sdn. Bhd. (Malaysia) and Urban Infrastructure Development Investment Joint Stock Company – UDC (Vietnam).
3. Quang Minh Industrial Park
Quang Minh Industrial Park was established under Decision No. 3742/2004/QD-UB issued by the Chairman of Vinh Phuc Provincial People’s Committee on October 22, 2004 on the establishment, approval of the project and Nam Duc Infrastructure Investment and Development Company Limited as the investor in construction and infrastructure business. In 2008, Hanoi adjusted the expansion, so Quang Minh Industrial Park is located in Hanoi. Quang Minh Industrial Park is located in Quang Minh town and Chi Dong town, Me Linh district, Hanoi city.
The industrial park has a total area of 344.4 hectares. Quang Minh Industrial Park was developed by TNI Holdings Vietnam and is being managed and operated by TNPM as well as supporting customers in the business and production process in the industrial park.
In operation since 2004, Quang Minh Industrial Park has now filled 100% of its area. With 133 enterprises and more than 38,000 workers working at factories in Quang Minh Industrial Park.
Quang Minh Industrial Park possesses an ideal location and a synchronous infrastructure system and is currently the most attractive destination for domestic and foreign investors. Quang Minh Industrial Park is adjacent to the North Thang Long – Noi Bai highway and the Hanoi – Lao Cai railway, adjacent to Noi Bai international airport, located at the beginning of the railway and national highway 18 from the center of the North to Hai Phong port and Quang Ninh – Cai Lan deep-water port, so it is very convenient for transporting goods.
5. Phu Nghia Industrial Park
On December 24, 2008, the People’s Committee of Ha Tay Province (old) signed Decision No. 2508/QD-UBND officially establishing Phu Nghia Industrial Park. Phu My Group Joint Stock Company is the infrastructure investor. Phu Nghia Industrial Park is located on Highway 6A between Chuc Son and Xuan Mai towns, Chuong My district, Hanoi city. Phu Nghia Industrial Park has a total area of 170 hectares with a synchronous and modern technical and social infrastructure system. In particular, the housing area for workers providing accommodation for 28,000 workers has been invested in construction and put into operation.
Phu Nghia Industrial Park is located in Chuong My District. This is the gateway district of Hanoi Capital, the traffic artery between the capital and the northwestern provinces of the country. This place has a prime location for economic development and investment attraction.

6. Phung Xa Industrial Park
Phung Xa Industrial Park, Hanoi was established in 2007 in Thach That district, Ha Tay, Hanoi. The industrial park is invested by Ha Tay Investment and Development Joint Stock Company. This is one of the most attractive industrial parks in Hanoi. With a developed transportation network and synchronous urban infrastructure, Hanoi affirms itself as an area with great attraction in industrialization development. With a synchronous, modern design with a wide internal traffic system, large green area, electricity, water supply and drainage, Phung Xa industrial park meets international standards, flexible land lots, suitable for many types of factories.
Phung Xa Industrial Park is conveniently located in Quoc Oai town and Phung Xa Thach That commune, near Thang Long Avenue (Lang-Hoa Lac highway). This location is convenient for workers to travel conveniently and easily.
7. Sai Dong B Industrial Park
On March 11, 1996, the Prime Minister issued Decision No. 151/TTg approving the Sai Dong B Industrial Park Infrastructure Investment and Business Project. Then, on July 26, 1997, the Prime Minister issued Decision No. 583/TTg on allowing Hanel to lease land to invest in the construction and business of Sai Dong B Industrial Park infrastructure in Gia Lam district. After the above decisions, Hanel proceeded to build the industrial park infrastructure and has so far completed the infrastructure. Sai Dong B Industrial Park currently has a total area of 97.11 hectares, located in Long Bien district, Hanoi city. Total investment capital for infrastructure construction: 120.36 billion VND.
The scale of Sai Dong Industrial Park development is divided into 3 phases. Phase 1 (48.5ha), has been leased. Phase 2 (48.61ha). Phase 3: construction of other auxiliary works. Occupancy rate is 100%. This is a modern synchronous electronic industrial park in the North of Vietnam.
Sai Dong B Industrial Park is located near Highway 5, connecting Hanoi with Hai Phong, the third largest city in Vietnam and the most important seaport in northern Vietnam. It is very convenient for road, river, rail and air traffic, connecting the economic triangle of Hanoi – Hai Phong – Quang Ninh.
8. Nam Thang Long Industrial Park
Nam Thang Long Industrial Park is located in the planning of a new industrial park in the Northwest of Hanoi, about 14km from the city center. The project has a total planned area of 260.87ha, implemented with a total investment capital of about 400 billion VND. Hanoi Industry and Trade Association Infrastructure Development Joint Stock Company is the infrastructure investor.
The industrial park is divided into two separate areas: Area A and Area B. Area A has an area of 98.59 hectares, which is a production support technology area and Area B has an area of 120 hectares, which is an industrial enterprise area including: 71.5 hectares of factory construction area, 5.65 hectares of technical construction area, 6.43 hectares of administrative area, 18.9 hectares of sidewalk area, 12.4 hectares of concentrated green area and 4.5 hectares of lake surface area. Currently, the industrial park has been filled with 67 manufacturing enterprises and 20 representative offices, with a total investment capital of about 660 million USD.
Nam Thang Long Industrial Park is located in Thuy Phuong ward, Bac Tu Liem, Hanoi, very close to the city center, 3km north of the goods exchange center and 2km from Thang Long bridge.
9. Hanoi – Dai Tu Industrial Park
Hanoi-Dai Tu Industrial Park was established under investment license No. 1358/GP; issued by the Ministry of Planning and Investment of Vietnam on August 23, 1995. The industrial park has a total area of 40 hectares, with a total investment capital of 12,000,000 USD. The industrial park is located at 386 Nguyen Van Linh Street, Sai Dong Ward, Long Bien District, Hanoi City. The industrial park is invested by the Infrastructure Construction and Business Company; Hanoi-Dai Tu Industrial Park. This company is developed by Taiwan – Hanoi Industrial Park Development Corporation; a 100% Taiwanese-owned company.
Hanoi-Dai Tu Industrial Park is adjacent to National Highway 5 and National Highway 1A; strategically located near Hanoi city center, city airport; Hai Phong port and Quang Ninh-Cai Lan port. Besides the convenient location and large space; Hanoi-Dai Tu Industrial Park has modern technical infrastructure; abundant labor resources and good equipment.
10. Thach That Industrial Park – Thanh Oai
Thach That Quoc Oai Industrial Park was established under Decision No. 2500/2007/QD-UB; issued by the Chairman of the People’s Committee of Ha Tay province (now Hanoi City) on December 21, 2007; on the basis of merging; 02 industrial clusters Phung Xa (Thach That district) and industrial cluster Quoc Oai town (Quoc Oai district); with a total area of 156 hectares. Currently, there are 70 enterprises investing in production, of which Phung Xa industrial cluster has 33 enterprises; Quoc Oai industrial cluster has 37 enterprises and for Ha Tay Investment and Development Joint Stock Company; as the investor in construction and business of infrastructure of Thach That Quoc Oai industrial park; in Quoc Oai town and Phung Xa commune, Thach That district, Hanoi City.
With its convenient geographical location and traffic, a synchronous and modern infrastructure system, Thach That-Hanoi Industrial Park has attracted many prestigious domestic and foreign investors to participate, especially investors from Japan, Korea, Singapore, Hong Kong, etc. Typical enterprises include: Meiko Electronic, Young Fast, URC, Hanoi Confectionery Company, Hanoi Soap Company, Hanoi Beer – Alcohol – Beverage Corporation (HABECO), etc.

As of early December 2021, Hanoi’s industrial parks have attracted over 700 projects; including 303 foreign direct investment (FDI) projects with a total registered investment capital of nearly 6.1 billion USD; 399 domestic investment projects with a total registered investment capital of nearly 18,000 billion VND; average registered capital of over 18 million USD/FDI project, over 53 billion VND/domestic project; on average 1 hectare of land attracts 5.5 million USD in registered investment capital.
Hanoi’s industrial zones have attracted nearly 165,000 workers; (of which 1,100 are foreign workers). Thus, on average, 1 hectare of land will create jobs for more than 160 workers.
