Industrial Parks in Thai Binh Province – Updated List
Thai Binh is a province in the southern region of the Red River Delta, strategically positioned for socio-economic development. Its proximity to the economic growth triangle of Hanoi – Hai Phong – Quang Ninh makes it a favorable area for industrial expansion.
Thai Binh has focused on industrial development by establishing industrial and economic zones to shift its economic structure toward industrialization. Since the establishment of its first industrial park, Phuc Khanh, in 2002, with a total area of 120 hectares, the province now has nine detailed industrial parks planned, seven of which are operational.
Significant investments in urban infrastructure, including transportation, healthcare, and education, have been made in recent years. Key projects such as the coastal highway (Route 221A), Tra Ly Bridge, and the coastal expressway connecting Quang Ninh and Thanh Hoa are under development, facilitating regional connectivity.
I. Operational Industrial Parks in Thai Binh Province
1. Nguyen Duc Canh Industrial Park
- Area: 101.89 ha
- Location: Phu Xuan Commune, Tien Phong Ward, Thai Binh City
- Investor: Thai Binh Industrial Park Infrastructure Development Company
- Term: Until 2054
- Highlights: Fully occupied, providing over 22,000 jobs, focusing on advanced, environmentally friendly industries.
2. Tien Hai Industrial Park
- Area: 466 ha
- Location: Dong Co, Dong Lam, Tay Giang, and Tay Son Communes, Tien Hai District
- Investor: Viglacera Corporation
- Term: Until 2067
- Highlights: Located near Tien Hai Gas Field, ideal for industries like ceramics, glass, and cement.
3. Song Tra Industrial Park
- Area: 177 ha
- Location: Tan Binh Commune, Thai Binh City, and Tan Phong Commune, Vu Thu District
- Investor: Habeco (Hanoi Beer – Alcohol – Beverage Corporation)
- Term: Until 2062
- Highlights: Promotes clean industries such as assembly and manufacturing in a modern, eco-friendly setup.
4. Cau Nginh Industrial Park
- Area: 184.07 ha
- Location: An Bai Town, Quynh Phu District
- Investor: IDICO Corporation
- Term: Until 2062
- Highlights: Strategically located near National Highway 10, offering competitive land lease prices.
5. Phuc Khanh Industrial Park
- Area: 120 ha
- Location: Phu Xuan Commune, Phu Khanh Ward, Thai Binh City
- Investor: Dai Tin Development Joint Stock Company
- Term: Until 2052
- Highlights: Fully occupied since 2008, home to 24 FDI enterprises, primarily from Taiwan.
6. Gia Le Industrial Park
- Area: 87 ha
- Location: Dong Xuan, Dong Duong, Dong Quang (Dong Hung District), Dong Tho, and Dong My (Thai Binh City)
- Investor: Thai Binh Industrial Zone Service Center

7. Lien Ha Thai Industrial-Urban-Service Park (Green iP-1)

- Highlights: Located along the coastal corridor, offering exceptional logistics and transportation connectivity.

III. Thai Binh Economic Zone
Established under Decision No. 1486/QD-TTg on October 28, 2019, the Thai Binh Economic Zone covers an area of nearly 31,000 ha, spanning 30 communes and one town in Thai Thuy and Tien Hai Districts. The zone focuses on:
- Power Generation Center– 853 ha.
- Industrial-Urban-Service Zones– 8,020 ha.
- Seaports and Logistics– 500 ha.
- Tourism and Services– 3,110 ha.
- Urban Areas and Agriculture– 300,000 projected population by 2040, with 70% urbanization.
IV. Clusters in Thai Binh Province
As of 2020, the province has established 49 industrial clusters covering 2,548.6 ha. These clusters host 439 projects, with 281 operational, contributing significantly to the province’s economic growth.
